Refurbishment of existing building into new veterinary surgery.

Meopham Veterinary Hospital

Theobald’s were awarded these works by a long term client and involved the full refurbishment of an existing office building into a new vets.

The works involved the strip out of various rooms, new partitions to form  store rooms and theatre room, new flooring throughout all areas, decoration to all areas, new x-ray rated doors to theatre room, including specialist boarding to walls, full electrical works including new power and lighting, new sink units to most rooms, refurbishment of reception desk and new aluminum windows and doorsets to front and side elevations. Air conditioning was also installed to various parts of the surgery, along with extract fans to various areas. The works also included a new tarmac drive to the front of the building including drainage and levelling out of the back garden for the installation of a timber shed by others.

The project was completed during the covid pandemic so material sourcing was an issue, but all materials were procured successfully to enable the completion of works. We also limited numbers on site throughout the contract period to comply with the social distancing regulations.

Roof repairs project, food tech – Completed October 2022

Oasis Community Learning

Theobald’s were first awarded the roof repairs project to the food tech building. Previously installed by another contractor, after a short while several issues were raised which was not completed which caused further water ingress to the roof void.

The works included removal of power and data cables to the existing parapet and re installation onto new cable trays on the roof itself, including upgrading of the cables for modernization purposes. Boxing in of parapets in ply and new felt roof coverings to match existing roof, vents to the roof itself and de watering works to remove excess rainwater accumulated within the roof void. These works also required a new underground service duct to be installed between two buildings for the power and data, which had to be completed at the weekend due to it being in a high trafficked area of the school.

Following successful completion of this project, Theobald’s were awarded the lintel replacement works to various lintels within the main part of the school. This involved the total replacement of some lintels, installation of new lintels under existing, installation of new cavity trays and all associated making good to brickwork. Due to the intrusive nature of these works, replacement aluminum windows and doors were also installed to all windows with new lintels, as well as various other rooms on the same elevation to update the building.

These works have led onto various smaller projects on the site, such as resurfacing of the side access road and installation of fire rated windows and doors to the existing food tech classrooms.

AW Financial Management Limited

Theobald’s were awarded these works through the standard tendering process, but also benefitted from the successful completion of a recent project who the client was also a member of the PCC on.

The purpose of the works were to create an existing single storey building, into a two floor office space for the new offices of AW Financial management. This required the full strip out of existing ground floor area including existing walls and partitions and the standard soft strip items. Installation of new steelwork to provide the framework for the new mezzanine floor, installation of new posi joists to steelwork boarding out of entire new first floor space. New rooflights were installed, installation of partitions to first and second floor areas to create new offices and meeting rooms, full electrical re wire throughout and plumbing to new WCs. The works also included the standard finishes including new flooring, full redecoration, tiling to bathrooms and paving to external entrance pathway. Due to the clients requirements for a sustainable and long term heating/cooling throughout the building, a new air conditioning system was design and installed throughout incorporating ceiling and wall mounted units to each area.

This project was completed and handed over in time for the clients end of lease on their existing office space. Theobald’s were also invited back several months after completion to install a new shower room to an existing cupboard, for staff use that commute in via cycling.

1st and 2nd Floors, LSEC Bromley

Theobald’s were awarded these works in early 2023, to fully strip out and demolish the internal areas to the 1st and 2nd floors to one wing of the main building at LSEC Bromley campus. This was to prepare the site for future major works by others.

These works started with a full asbestos strip out to both floors including floor bitumen, pipe lagging and artex. Specialist removal of chemicals from existing college chemical stores. The main works included the full strip out and demolition of dividing brick/block partition and ply walls, floor coverings, all fixtures and fittings, timber framed ceilings, glazing and any fixed furniture such as lab equipment. The works also included the full strip out and isolation of all electrical fittings back to the distribution board, removal of all existing ventilation and a/c including fume cupboards, relocation of fire alarm to accommodate new temporary layout and strip out of plumbing, drainage and gas.

Although a mainly strip out contract, there was some making good such as roof repairs following removal of vents for fume cupboards, running of new power for power to central lifts, reinstating stairwell lighting, installation of temporary lighting to both floors and installation of temporary distribution boards.

This project was challenging in that it was completed in a live college environment, with noise disruption having to be kept at a minimum at times due to exams etc. External access was provided to each floor via scaffold, along with a goods lift for all waste removal.

Decant refurbishment works, Plumstead

Theobald’s were awarded this project during the COVID pandemic, which provided its own challenges for the project but the purpose of these works was to create newly formed spaces for other areas of the campus that were being decanted and relocated.

The works included the extensive strip out and demolition of brickwork walls to several of the floors, including soft strip out. Installation of new partitions to form offices, teaching areas and workstations. New floor coverings throughout, full redecoration, ceiling replacement and repairs, formation of a new canteen/servery area, formation of new performing arts room including specialist relocation of lighting rigs and formation of a new stage. Installation of a new entrance for the college, including new aluminum windows and doors. The works also included full electrical installations throughout all areas, including re installing lighting were possible and new ventilation to all floors.

These works were completed whilst the college was still active, with external scaffold access required to each floor for access to the site and waste removal. These works were completed in time for the start of the new college year in September.

CAMHS Unit refurbishment, Brixton

South London and Maudsley NHS Trust

South London and Maudsley NHS Trust leased the end floor of a local school in Brixton, for use as a CAMHS hub for the local community.

The works mainly include redecoration throughout, new flooring to areas, new partitions and ceiling upgrades to form new spaces within existing classrooms, new benching to areas, upgrade of existing WCs into new anti ligature compliant toilets, including new doorsets. New reception area, full electrical installation throughout including new lighting, power, data and access control. Ventilation alterations to areas with new layouts and full plumbing installation to new WCs. New fencing was also installed externally to separate the school and nursery from the main entrance to this new unit.

This project took a while to start due to issues with the lease, but Theobalds and the trust were happy to see this project through to completion successfully.

Ozone Building, Orpington

Theobald’s were approached to completed this project leading up to the college summer holiday in 2o22. This was a quick turnaround project which was required to relocate staff from other campuses. The building had sat un used for several years so required various upgrade works to put it back into use.

The works involved the full redecoration throughout the building, new floor coverings to some areas, including patching in of existing. New partitions to form individual office spaces, strip out of existing glass partitions to first and second floors, new workstations with benching, refurbishment of existing reception area, various electrical works throughout the building, reinstatement of toilets and wash hand basins throughout the building and new specialist whiteboards. Whilst on site Theobald’s were also instructed to completed various minor works to upgrade other rooms at the campus, again for staff relocating from elsewhere.

These works were completed on programme, ready for the new term in September.

St Peter’s Church, Hextable

Theobald’s were approached to quote for these works in Early 2021. The shell of the new extension had been completed several years prior to us starting on site by another contractor and following another round of fundraising and obtaining grants, the PCC awarded the contract to Theobald’s in July 2021. The new annex purpose was to create a new open plan spaces for community use, a new cafe and new WCs and kitchen area.

The works included the full fit out of the entire newly built annex including new plasterboard finishes to all walls, newly formed vaulted ceiling in plasterboard to the first floor areas and MF ceilings to ground floor areas, underfloor heating throughout with new floor screed, new floor finishes, full redecoration, fit out of new toilets including IPS, cubicles, vanity units and new sanitaryware. Full electrical installation throughout annex including power, lighting, data, new containment and distribution boards. New plumbing installations to the WCs, kitchen and café front of house area, new specialist ventilation within the café and ventilation to the Kitchen and WCs. The project also include an extensive externals package, transforming the former disused land around the church into a new accessible access into the cafe, paving throughout with retaining walls. The new landscape also included a full planting scheme across throughout and resurfacing of the existing car park.

The project also required new service installations to the building, which was coordinated throughout the contract and installed prior to handover.

Due to this project being partly community funded, the PCC had a strict budget to maintain. This project was completed in time ready for the open date and within budget.

Acacia Unit, Tolworth Hospital

South West London and St Georges NHS Trust

This project was completed at the Tolworth Hospital site for the trust and the purpose of the works were to create additional office and admin space for trust staff relocating from other buildings.

Theobald’s were initially awarded the Ground floor refurbishment and Gym refurbishment, but this also lead onto the West wing refurbishment following on from the ground floor and towards the end of 2021, the East wing and Woodroffe building were also completed.

The works throughout all of these areas included the extensive strip out off existing ward spaces, installation of new walls, flooring, suspended ceilings and refurbishment of shower rooms to make them suitable for staff use. Full redecorations throughout, new lighting,  power, fire alarm and data works to make the areas suitable for office use, as well as new washrooms throughout. The works also included various kitchenettes throughout the ground floor area, installation of ‘pods’ for staff to use for confidential phone calls/ meetings, as well as various ironmongery replacements throughout all areas, new doors and window repairs.

The gym refurbishment, although minor, included the refurbishment of an existing room within the Acacia block into a full functioning gym for patient use. Including newly refurbished shower rooms with anti ligature sanitaryware, new flooring throughout, new AC for the gym room itself, decorations throughout and new fixtures and fittings.

All of these works were completed over a 2 year period due to budget restraints, but each phase was completed on time

Newtons Court, Dartford

New mezzanine installation and associated refurbishment works, Newtons Court.

Dartford and Gravesham NHS Trust

Theobald’s were awarded these works by a new NHS trust client and the works consisted of forming a new mezzanine floor within the main part of the commercial unit to form new workshop space as well as additional storage space on the top of the new mezzanine.

The works included a full M&E installation to new and existing areas, including new lighting, power, ventilation and air conditioning. Formation of  new heavy duty partitions around the perimeter of mezzanine, new glass partitions to ground and first floor office areas, kitchenette within main workshop area, suspended ceiling, flooring, decorating and new doorsets.

This project had some issues with lead times with the mezzanine floor and other materials, but was completed on programme and within budget.
